Our Beach House!

Call us crazy, but we bought a vacation home. We closed on this house in October 2021 and have slowly been making progress on it and saving all our pennies to really make some bigger renovations in the upcoming months. Here are the basics. I will go into the specifics room to room.

The home is a three level home in Pacific City, OR. This is about 90 minutes away from our current home which is just the right amount of time.

It is a 40-year old, 4 bed/3 bath 2,000 square foot home. The main floor has the living room, dining room, kitchen, laundry room, primary bedroom suite and bathroom. The second floor has two bedrooms and one full bathroom. The basement has the last bedroom, a full bathroom and a large playroom.

Entry/Living Room/Dining Room

When you walk into the house immediately, you have stairs directly in front of you, the primary bedroom to the right and the living room which looks into the dining room to your left. We just want to change all the cosmetic stuff here. New floors, new stair railing, new light fixtures, new paint. The windows in the entire house are newer vinyl windows, but were installed incorrectly. So those need to be uninstalled just to be reinstalled properly. We also have to deal with a little water damage from said windows, especially on the south side of the house which is a bummer, but it is what it is. We will seal it up tight!

Primary Bedroom/Bathroom

This room is right off the entry, so we want it to be pretty polished and welcoming when all is said and done. Again, a lot of cosmetic changes here and nothing too terribly drastic. The bathroom is getting new paint, a new vanity, new mirror and lvp floors.

Kitchen

This is the biggest project in the whole house because we are starting from scratch here. Initially, we were planning on just painting the cabinets because they seemed to be in great shape, but turns out they just had new fronts and the inside of the cabinets were original (and caked with grease….barf). So, I ordered all new appliances over President’s Day and new cabinets last week. It will be a clean slate having everything new which is what this house needs. It was an expense we think will pay off.

Laundry Room

This room is so funky. It has a few random water shut off valves, plus a few spots with doors to access pipes. It’s truly so random. Right now, we have no plans to change anything other than the floors, wall color and lighting. We will have to figure or re-configure what we already have.

Upstairs Left Bedroom

This room is the room Brooke has claimed as hers. It just needs some new carpet and paint. We will also replace the ceiling fan with a more modern fan. We don’t have a/c in the home, so these fans will save us in the summer.

Upstairs Right Bunk Room

I didn’t take as many photos of this room as I remember, but this is probably the largest bedroom in the house. We are going to have four twin beds in here. Since the roof is pitched, we can’t do actual bunk beds. But we do have the floor space to have four twins with the possibility for a few trundle beds, too? We’re still working it out. This will be a white ceiling with a lower half navy wall. Really going for that nautical beachy theme.

Upstairs Bathroom

This is just tile city in here. We don’t want to replace all the tile in and around the tub, but I hate it! For now, we will keep the tile around the tub and surround, but remove the floor tile and replace with lvp. We will also get a new mirror and vanity that fits a little nicer behind the door.

Downstairs Bedroom

After removing some of the baseboards, this room has the most water damage from this window. You can smell the moisture and mold in the air. So, after we get that addressed, we will just replace the floors and repaint. The red really makes this room seem so dark which is something I hate, especially for a bedroom. I love light, bright and happy spaces and that is what I’m trying to turn this beach house into.

Play/Movie Room

So, there is this great big room in the basement which we are going to turn into a movie/media room! We need to remove the pellet stove from the corner, remove all the flooring, repaint the walls and ceiling a very dark navy color and add some can lights that are dimmable.

Downstairs Bathroom

We are doing bare minimum here, just replacing the vanity, mirror, flooring and paint. We are also going to replace the closet door.

Backyard/Double Back Decks

So, we are still trying to figure out a solution for these decks. They were build with untreated wood which means there are parts that are starting to rot. The railing also isn’t up to code. After talking with a few companies, replacing the whole thing is going to be too expensive for our budget. So, we think we will replace the top deck and possibly just add a big cement slab to the bottom. We also just need to clean up the shrubs and replace one side of the fence.

So there you have it. A huge, enormous project that we have taken on! We may be crazy, but we are anxious to make this our own home away from home.
